100 Congress, owned by MetLife Real Estate Investors Core Fund and managed by CBRE, is a Class A, 22-story office tower that sits majestically along Congress Avenue between Willie Nelson Boulevard (aka Second Street) and Cesar Chavez Avenue. The polished sunset-red granite building was completed in 1987 and is directly adjacent to Lady Bird Lake and the 10-mile Hike and Bike Trail. The building underwent an extensive lobby renovation in 2013-14 and now features an open, glass-lined lobby with white and grey polished marble floors, Venetian plaster walls, stainless steel accents and wood veneer-wrapped elevator banks.

100 Congress earned the ENERGY STAR® for superior energy performance through a combination of infrastructure retrofits, active energy management, ongoing energy conservation improvement projects and tenant education events. In 2013, management installed three high efficiency variable speed drive chillers and variable speed condenser and chilled water pumping systems, as well as upgraded the building automation systems to monitor and control building heating/cooling loads and stage equipment based on actual need. With the system modifications, the engineering staff has the ability to see the total electrical load on the central plant and building, thereby allowing the staff to make adjustments to maximize efficiency of the cooling and heating systems.

As a result of the energy efficiency enhancements, 100 Congress achieved LEED Existing Building Gold certification in 2014.
