Lincoln Plaza A is a two story, class A office building located in the Bellevue Lincoln Plaza office park in Bellevue, Washington. This property is located along the I-405 corridor with excellent freeway access and close proximity to Bellevue's Central Business District. It is also surrounded by a large natural greenbelt, and within walking distance to King County Metro Transit stops as well as the Wilburton Park & Ride. This building is adjacent to the prestigious Bellevue Club and the new 231 suite Residence Inn. Principal Real Estate Investors, the asset manager and fiduciary, works with KG Investment Management, the local property manager, to practice responsible property investment at Bellevue Lincoln Plaza. In 2006, the management team started monitoring energy performance using ENERGY STAR® Portfolio Manager and was please to find that they building scored a moderately high but we knew we could improve. With smart building management and collectively working with our tenants, we’ve been able to receive ENERGY STAR® certification every year since we starting tracking our use.

In 2004, we installed a frequency drive in the rooftop air handling unit which reduced energy use by not running the main fan motor at full speed. We now are able to run the fan speed based on duct pressure need. In 2009 we worked with the local power company and performed a garage light retrofit. This was a fairly easy task with huge payback; we cut our power use in this area by more than half! Most recently and ongoing, our new tenant improvements now include daylight zones, occupancy sensors, as well as light level sensors for lighting control. These items will assist our tenants in our continued goal of saving energy and becoming more “green.”
