Dulles Metro Center is an 11-story, Class A office building located in the Dulles Corner Office Park in Herndon, VA. Principal Real Estate Investors, the asset manager and fiduciary, works with Cushman & Wakefield (formerly DTZ), the local property manager, to practice responsible property investment at Dulles Metro Center. In 2009, the management team started monitoring energy performance using EPA's ENERGY STAR Portfolio Manager and discovered that the building scored a low 57. With a strong commitment to sustainability and support from ownership, the team worked to reduce energy losses and raised the score to 84. The building earned its first ENERGY STAR in 2010.
The most important tactic that the team pursued was to reduce the building’s HVAC system operating hours, which greatly reduced electricity use. The 60hp condenser pump was re-programed to operate on a time schedule, which reduced full run time from 24 hours per day to approximately 11 hours per day, and the cooling tower fans have been programmed to operate in parallel instead of in series. Along with the HVAC improvements, lighting modification projects were also implemented throughout the property. Lights in the stairwells, service corridors, garage and exterior were replaced with LED lights bulbs.
Dulles Metro Center actively participates in Principal Real Estate Investors’ Pillars of Responsible Property Investing (PRPI) initiative.
