250 Brannan is a 3-story class A office building owned and operated by Kilroy Realty Corporation. This classic brick and timber building has over 92,000 square feet of rentable space. Refurbished in 2001, the building provides modern office space in a structure over 100 years old.
250 Brannan underwent a complete lighting retrofit in 2013. The building now uses T8 lamps and compact fluorescents with electronic ballasts. Because the property is designed with open ceilings and floor plans, high levels of light are required over large areas. To achieve the desired light levels, high-intensity discharge lamps are used with reflectors to maximize luminosity and minimize the energy required to create that amount of light. LED exit signs are also in place. Water saving toilets and faucets have also been installed to reduce potable water consumption.
The fan systems at 250 Brannan have also been upgraded to lower energy usage. The motors of the fan systems are all designed to be as efficient as possible using belt drivers that are more durable. Programmable thermostats are utilized throughout the building to allow fan systems to slow down or turn off when they are not needed. Variable frequency drives are also in place to help the fans run at different speeds depending on usage.
High efficiency HVAC units on the rooftop use economizer cooling and a hot water loop for temperature control. The thermostats in the building were also calibrated to ensure proper readouts of different spaces temperatures. All of these systems work with one another to reduce energy needs while maximizing output for an extremely efficient system.
250 Brannan is submetered allowing building management to see how much energy specific tenants use. The building uses a very intuitive EMS that is digitally based and tied into multiple systems. The system, i-Vu by Carrier, allows engineers the ability to see comfort indicators on floorplans in real-time, set, change, and view system schedules and setpoints, troubleshoot problems, and override building setpoints for tenant comfort all from a single interface, accessible anywhere.
