23975 Park Sorrento is one building on a campus of three in Calabasas, CA. The building is 104,796 square feet and located next to the 101 freeway. Because of the high temperatures in Calabasas the energy required for keeping the building cool can be high. As a result, Kilroy has implemented programs in the building that help balance tenant comfort with energy efficiency.
First, 23975 Park Sorrento underwent a complete lighting retrofit in 2011. Before the retrofit the property’s lighting systems consisted of traditional lighting such as MR16s, R20, and R30 incandescent lamps, and 32 watt T8s. Kilroy replaced these with much more efficient lights, such as 25 watt T8s and LEDs.
To further increase energy efficiency, Kilroy upgraded HVAC system with variable frequency drives. The slower startup for the units makes the parts last longer, which requires less maintenance, and it increases the efficiency of the motors because they can avoid constantly running at 100%. In addition, in 2012 Kilroy successfully piloted the use of an oil fouling removal product to further increase equipment energy efficiency in all building DX units.
To gain better control of the lighting and HVAC systems Kilroy uses an extremely efficient and user-friendly energy management system: Automated Logic Controls (ALC). This software integrates the entire building’s HVAC and lighting systems into one easy-to-use format. ALC monitors electrical usage, performs data trending, has hierarchal scheduling, shows thermographic color floor plans, trends data, schedules alarms, and gives detailed reports of the systems, providing engineers with streamlined/real-time information. In addition, it can be used on any computer or smartphone, allowing for total control of the building’s energy systems from anywhere at any time.
23975 Park Sorrento uses a green cleaning program that was designed, developed, and implemented by the Sustainability Department of the company. Green cleaning incorporates a few different methods in order to achieve its results. The purpose of the green cleaning program is to minimize exposure of building occupants and maintenance personnel to potentially hazardous chemical, biological, and particle contaminants that impact indoor air quality and health. Products used include general purpose cleaners, bathroom cleaners, carpet cleaners, disinfectants, floor care products, hand soaps, paper supplies for cleaning and bathrooms, and plastic trash bags that all are environmentally friendly. The program has received great results since its implementation.
