2305 Historic Decatur Road is a three-story office building with 103,900 square feet of class-A office space. The property is owned and operated by Kilroy Realty Corporation and is located in San Diego, CA. Because it was built in 2009 there are many features that make this LEED Gold certified building energy efficient.

The lighting in 2305 Historic Decatur Road is very efficient. Daylighting is used throughout the building. In 2013 the lobby and common area lamps were switched from 13 watts to LEDs. There are also LED exit signs and LED task lights throughout the office areas of the building. Electroluminescent exit signs are in some areas as well. Most lights have electronic ballasts equipped with T8 flourescent lamps. Occupancy sensors are installed in areas with low traffic, like stairwells, so the lights do not have to run all day long.

Because the building is only three stories and covers over 100,000 square feet of space, a cool roof was installed to help lower energy requirements to cool the building. High performance windows equipped with window film and shading also help lower the energy needed to cool tenant spaces. To further help lower the load of the building, tenants only purchase ENERGY STAR equipment, including computers, printers, copiers, fax machines, and appliances, per building standard.

2305 Historic Decatur Road uses a state-of-the-art energy management system by Delta Controls. The system is capable of efficiently meeting the needs of multi-tenant spaces for their HVAC and lighting requirements. Because the property uses submeters, Delta Controls can monitor and bill tenants based on actual data of the individual tenant’s usage. The system also has the ability to schedule times for HVAC and lighting so that it can match the season and time of year. All of this can be accessed and changed from one platform delivering results quickly and remotely.

The boilers at 2305 Historic Decatur Road are extremely efficient. Despite their new condition they have already undergone a tune-up and the heat pumps have also been balanced. The heat pumps run on a variable air volume system and each of them is controlled by direct digital controls. The supply and exhaust fans run on efficient motors and there are digital, programmable thermostats to allow the fans times to rest. Variable frequency drives run on all fans, pumps, and cooling towers. On top of this, the whole building uses low-flow toilets and faucet aerators that have reduced the water consumption of the building considerably.
