100 Pine Street owned by Alaska Permanent Fund and managed by CBRE. It was built in 1972 to be an institutional showpiece office property in the heart of San Francisco's downtown financial district. Designed by Hertz & Knowles, the 33-story, 443,000 square foot building is constructed of steel, concrete and glass.
This project has been focused on operating efficiently since 2000 when an energy consultant was brought in to evaluate the buildings energy systems. A lighting retrofit was the first major project performed. Over the years the project has continuously improved on operating efficiently.
Management at 100 Pine successfully saved energy because it:
--Converted all interior zones in the building from constant volume to variable air volume and added Direct Digital Controls (DDC) controls from 2007 through 2011.
--Installed lighting occupancy sensors throughout the building.
--Installed real time meters to better manage daily consumption and demand.
--Replaced all motors with high efficiency motors.
--Replaced pneumatic air compressor pumps with screw pumps and Variable Frequency Drives (VFDs).
--Installed of VFDs on all motors.
--Installed all new outside air dampers and replaced pneumatic controls with DDC controls.
--Installed new elevators with regenerative drives.
--Replaced all incandescent architectural lighting with LEDs.
--All main building controls have been converted from pneumatic to DDC.
--Fluorescent lighting was improved in conjunction with stricter usage of the EMS (Energy Management System) automatic timers that allowed a reduction of almost 1,200,000 kwh between the years 2000 and 2002.
--Steam was reduced from 22 million pounds of usage in 2001 to 17 million pounds of usage in 2002 by gradually reducing the operating temperatures of the building equipment. This heat reduction resulted in greater comfort to the building's occupants.
These energy conservation measures have resulted in a 21% reduction in electricity and steam since 2007.
Alaska Permanent Fund is very proud of the environmental strides 100 Pine has made over the past few years. In addition to the ENERGY STAR label, 100 Pine is a three-time winner of the (San Francisco) Commercial Recycler of the Year award in 2000, 2001 & 2002. 100 Pine received it first LEED Certification in 2009 and has since recertifed LEED Gold in February of 2014.
