2211 Michelson Drive, owned and operated by Kilroy Realty, is a 12-story Class-A office building located in the heart of the Irvine Business Complex two blocks from the John Wayne Airport. Designed by architecture firm DMJM Design, this LEED Silver certified building performs at the highest level of energy efficiency.
The exterior walls are insulated with a clear reflective coating that guarantees low emission of radiant heat. The design uses highly efficient, dual-pane, silver- tinted insulated vision glass on the north and south facing facades and a combination of reflective vision and spandrel glass on the east and west. Spandrel glass is treated to be more resistant to thermal pressures. The roof was designed to be as efficient as possible by installing a 60 millimeter thermal plastic PVC membrane. This membrane is also fire resistant. The white roof reflects sunlight to reduce the need for cooling.
The
building management system uses a server with Siemens Apogee 3.11
software and hardware. The facility is 100% DDC, with 99 points of
control per zone. The building engineers are able to monitor and
control all HVAC and lighting systems. Additionally, the Siemens
system monitors electrical usage, performs data trending, and
assists with the Start/Stop optimization software. This software
begins to adjust itself at an earlier time to reach the desired
temperature, which is important on extreme temperature days because
it reduces the building's load at peak consumption times. The
Siemens management system can be accessed remotely allowing the
engineers total control of the building systems even when they are
not there. If a tenant is using the facility during non-business
hours they can call in or log on to a website to the tenant override
system in order to run HVAC for their suite specifically also
reducing energy consumption.
Kilroy
Realty uses preventative maintenance software on its entire
portfolio. Advanced Maintenance Management System (AMMS) is an
internet based program that tracks and schedules maintenance of all
building equipment. This allows Kilroy to perform nearly all of its
maintenance for this building in-house. Periodic system checks are
also a common practice to prevent major maintenance work from ever occurring.
To
reduce consumption of water resources, 2211 Michelson is dual
plumbed to receive both potable and reclaimed water. Reclaimed water
supplies water to all urinal and water closets, the condenser water
system supporting the HVAC system, and irrigation immediately
surrounding the building. All toilets, urinals, and faucets are
low-flow and use electronic sensors to prevent overuse of water.
Additionally, the property is in the process of converting to a drip
irrigation system to further minimize water consumption and run-off.
Further reduction to water consumption can be achieved because 2211
Michelson uses drought-tolerant plants native to the landscape of
Orange County.

Michelson has a robust recycling program and tenants are given a
manual and bins for proper recycled content collection. To further
reduce waste, plastic liners are not used in any recycle bins.
Through concentrated recycling efforts and tenant education, 2211
Michelson is responsible for diverting over 15 tons of recycling
from landfills in 2012. This is equivalent to saving more than 265
trees, 28 barrels of oil, 55,300 kWh or 96,775 gallons of water.
2211 Michelson provides new tenants with glasses in the hopes that they will reduce their use of disposable bottles and cups. Within the tenant manual is a list of simple practices tenants can engage in to reduce their impact within the building. Quarterly emails are also sent to all main tenant contacts providing creative ways to make sustainability an everyday practice. Tenants of 2211 Michelson are encouraged to turn in any electronic waste they may have to an onsite storage area. Once a year there is an Electronic Waste Recycling Day where e-waste from home can be brought to the building to be picked up and disposed of correctly.
Green
cleaning is also crucial to the sustainability efforts of 2211
Michelson. Non-toxic cleaning products and recycled paper products
are used in tandem with reusable microfiber cloths that are washed onsite.
