ArborLake Centre is a Class A 6-story multi-tenant office building located in suburban Chicago. The building was designed by Skidmore Owings and Merrill and was completed in 1986. It is owned by the James Campbell Company and managed by CB Richard Ellis. ArborLake Centre is located within a 40-acre four-parcel planned urban development consisting of another office building, an Embassy Suites hotel, and a senior living center run by the Jewish Federation of Metropolitan Chicago.   The complex is beautifully landscaped with a spring-fed pond and walking path. In addition to ample surface parking for guests and tenants, the building has a covered parking deck with reserved parking for tenants. It is conveniently located next to the north/ south entrance ramps to the 294 TriState Tollway at Lake Cook Road.

Tenant amenities include: on-site management, a security card access system, digital cameras at all entrances, and covered parking. The property also contains a full service fitness center with showers, locker rooms, and saunas; conference facilities; and a full service caf?.

           

I n the last 3 to 5 years, the following changes have been made to reduce energy and water consumption.

• All incandescent lighting in common areas has been changed to compact fluorescent lamps (CFLs).
• All T-12 fixtures in common areas and most tenant spaces have been retrofitted with T-8 lighting that utilizes motion and occupancy sensors.
• All common area exit lighting in the building has been converted to LED, with the few remaining CFL fixtures scheduled to be changed in 2010.
• All recent tenant build outs (50 percent of the building) have been changed to LED exit lights, and T8 and CFL lighting.     
• Motion sensors have been installed for restroom lighting.
• Lower level light fixtures have been de-lamped wherever possible. In select tenant areas, incandescent lighting has been changed to CFLs.
• The Building Automation System was completely replaced in 2006 with a new Alerton Envision system. This system has allowed the optimized operation of HVAC control and efficiency to reduce overall energy consumption via start/stop strategies and reset schedules and trending. One of the 350-ton chillers, the lead chiller, has been replaced with a new high efficiency non-CFC-based refrigerant. The second chiller is scheduled to be replaced in 2013. Both chillers are equipped with adjustable electrical demand limiting.
• The cooling tower was reconditioned with a new basin coating and new diffuser media.
• Lavatory sinks and urinals have been converted to low flow touchless faucets.
• The entire building has been recently re-caulked.
