Energy efficiency was a major component of the original design. 400 Castro Street earned the ENERGY STAR label primarily as a result of the original build out. Energy conserving features such as electronically ballasted T-8 light fixtures, LED exit lighting along with occupancy sensors contribute to energy savings. Double paned windows are used throughout the facility to reduce thermal gain in warmer weather while reducing heat loss in winter. The interior design incorporates natural light, which reduces dependency on artificial lighting. Climate control savings are increased through a state of the art BAS system. Sophisticated management of the building's energy consumption is another major factor contributing to the building's certification. In addition to Lochinvar high efficiency powerfin boilers, the rooftops have capacity control 6-screw compressors rated at 442 tons. After move-in, lighting schedules in the garage were modified to phase on later as lower floors were occupied.
Fenwick and West LLP is committed to reducing their energy consumption. They are constantly evaluating current practices and finding ways to make improvements.
