4040 Civic Center Drive decreased its energy and water use each year through constant monitoring. Whenever a thermostat is adjusted it is calibrated by the engineers onsite. The chiller is tuned-up on a regular schedule and the dampers are also adjusted to meet the needs of the building’s tenants. The lighting timers throughout the property are changed to reflect the different sunrise/sunset times with the year. To reduce cooling costs the building goes through night precooling that offsets the amount of energy required to cool the building during the day.
The lighting system of the building is also designed and operated to reduce unnecessary waste. The building was designed with daylighting in mind so lights can be used at a minimum during the day. Occupancy sensors are installed in low traffic areas of the property so they do not have to run all day long. Electronic ballasts and T8 lamps are also in place rather than conventional light bulbs.
Window film was recently installed, which lowers cooling costs throughout the building. The HVAC system uses variable frequency drives and has an economizer for cooling. Water saving toilets have also been installed in the building. To help reduce water usage by even more, the building uses low-flow faucet aerators in all sinks and bathrooms.
