The 2000
University Avenue building is a six-story, Class A office property

2003, is managed by Columbia Property Trust and is a property of

STAR partner, Columbia is committed to continuously improving its
sustainable practices to create exceptional environments for tenants.
The building is
part of a three-asset property known as University Circle. Because
this property offers an underground garage facility that operates 24
hours daily, Columbia undertook extensive research to identify
lighting alternatives that could offer greater efficiencies and
lower operating costs without compromising lighting output. In July
2009, Columbia installed a lighting retrofit of 397 lighting
fixtures that met this objective. This installation reduced annual
kWh by 60 percent and reduced annual electrical expense for the
lighting from $95,000 to $28,000. Additionally, the local utility
provider, PG&E, provided a rebate of $27,000 at the time of
installation. This was accomplished with a return on investement
(ROI) of 1.69 years, and the anticipated savings (E&M) is
$822,460 over the next 10 years. It is this type of energy
management that has resulted in University Circle earning the ENERGY
STAR for superior energy performance in 2007 through 2013.
