Owned and managed by Hines, 499 Park Avenue is a 28-story, 289,000-square-foot office tower in one of the world's most prestigious locations: Park Avenue at East 59^th Street in Midtown Manhattan. Designed by I.M. Pei and completed in 1981, the slender tower is clad in a sleek, black glass curtain wall that provides a contemporary counterpoint to the classic residential buildings lining Park Avenue. In addition to its location, it offers tenants convenient on-site retail and a striking atrium lobby.

 

499 Park Avenue earned the ENERGY STAR for superior energy performance as a result of original building features and a series of retrofits to the interior infrastructure. An original exterior design including dual-pane, high-efficiency tinted glass is key to reducing thermal heat gain during summer months and minimizing heat loss in the winter. Additional HVAC savings are accomplished through the use of variable frequency drives (VFDs) on air-handling units and cooling tower fans, and through the use of free cooling coils to reduce compressor run time. Energy efficiency at 499 Park Avenue is also improved through the use of high-efficiency fluorescent bulbs in building common areas. Finally, property management actively uses a building automation system to optimize building operations and help reduce unnecessary energy demand.
