The building management team and building owner work closely together to assure the highest quality of service while maintaining efficiencies in operations. The building management team prides itself on their relationship with Southern California Edison. They work closely with Southern California Edison in annual evaluations which help improve building operations by methods such as installing new equipment and participating in energy saving programs. The building owner recognizes the value added through these changes and improvements, as well as the benefit it has to the environment and the tenants.
The management team has implemented various programs and projects over the past few years that have led to an improved energy performance rating. For example, a lamp replacement program was endorsed, in which all 32-watt bulbs were replaced with 25-watt bulbs--a simple yet effective solution while still providing comfortable light levels for tenants. Optimizing the cooling tower settings and chilled water set points was another simple, yet cost effective measure that was taken. MERV 14 air filters were also installed. This not only lowered electricity usage, but also improved the overall air quality while lowering the filter expense. In addition, variable frequency drives (VFDs) were installed on equipment to adjust the air volume and the fan power, which played a factor in lessening the building load. Lastly, occupancy sensors were installed throughout the building to ensure energy was not being wasted. All of these measures have continued to help set benchmarks for the building's energy efficiencies but have also been an invaluable factor during building's application for certification under the U.S. Green Building Council's Leadership in Energy and Environmental Design for Existing Buildings (LEED-EB) Rating System. The management team anticipates the building will earn the "Silver" rating by the end of 2009.
2700 Colorado continues to push forward and improve upon their energy efficient practices, as they explore the possibility of installing solar panels.
The Cushman & Wakefield Memorandum of Understanding (MOU) with EPA--which sets out environmental best practices designed to enhance energy efficiency and reduce carbon footprint, promote water conservation and minimize waste within Cushman & Wakefield's corporate offices and in properties under management--is a staple at 2700 Colorado.
