Developed and managed by Hines, 2525 Ponce de Leon is an innovative, 12-story, 250,000-square-foot office building located just one block south of Miracle Mile in the heart of Coral Gables. Designed by Smallwood, Reynolds, Stewart, Stewart & Associates and completed in 2004, 2525 Ponce de Leon is a distinctive hybrid of classic skyscraper design and Mediterranean details--such as a warm yellow-and-cream palette and a street-level arcade graced with palm trees and projecting awnings. 2525 Ponce de Leon is part of a mixed-use development that includes condominiums, upscale retail, and hotel amenities. On site, tenants enjoy soaring, arched walkways, an elevated connector to other buildings in the development, a landscaped interior courtyard, and a location that gives quick access to downtown Miami and the Miami International Airport.
2525 Ponce de Leon earned the ENERGY STAR for superior energy performance as a result of original building features, advanced digital building controls, and energy-saving management practices. For instance, high-efficiency lighting throughout the building helps to reduce energy consumption during lighting use, while timers and sensors help to ensure that exterior lighting is illuminated only when appropriate. On the HVAC side, high-efficiency filtration improves interior air quality, while variable-volume airboxes on every floor help to closely align air-conditioning operation with actual tenant needs.
