10100 Santa Monica earned the ENERGY STAR for superior energy performance as a result of operational system and energy efficiency upgrades. As part of the extensive upgrades to the operational systems at 10100 Santa Monica, the property received an updated computerized building management system, which enhances the property managers' control over the building's energy consumption. Hines also installed air handling units on each floor, giving building management close, zone-by-zone control over HVAC operation.
Energy efficiency upgrades include the installation of variable frequency drives on air handling units, the installation of an air-quality metering system on exhaust fans in the building's parking structure, which allows the fans to run on an as-needed basis, and the installation of power factor correction equipment on building switchgear. Other improvements include the use of motion sensor equipment in parking garage lighting and a night owl function in the domestic water pumping system, which enables overnight operation with minimal energy consumption.
