Plaza East Office Center is well-located in the financial district of downtown Milwaukee, within walking distance of Lake Michigan, and close to regional transportation hubs and several high-end hotels, a performing arts centre, and other location attractions. Plaza East was constructed in 1982 and 1984 and designed by world-renowned architect Helmut Jahn. Its Twin fourteen-story white precast Towers are joined by a curved glass Colonnade, which allows for a beautiful view of City Hall. The Towers lobbies and the Colonnade feature Italian marble walls and polished terrazzo floors.
Plaza East has initiated standard operating procedures that address a number of sustainable operations criteria, including the use of green cleaning supplies, recycling, preventative maintenance, retro-commissioning, interior construction specifications, and indoor air quality. From the materials used to the energy consumed to the type of cleaning products, we believe that no detail is too small when it comes to creating beautiful and healthy environments for our tenants, our business and our planet. In addition to earning an ENERGY STAR label, sustainability initiatives that have been implemented at Plaza East Office Center include:
Improved Lighting:

We have changed ballasts and bulbs in our common areas and tenant suites from T-12 technology to T-8 technology. We have also reduced fixtures from 4-lamp to 2-lamp with stainless steel reflectors and 78-cell parabolic lenses.

Incandescent lights have been converted to compact fluorescent lighting.

We are in the process of installing motion sensors in all equipment rooms, storage rooms and mechanical/electrical rooms. We have also installed high output lamps in the existing light fixtures in our mechanical rooms to improve overall lighting without increasing fixture counts.

Lighting control is provided through the Building Automation System for common area lighting & in lobbies, corridors, etc.

We are in the process of converting existing incandescent and compact fluorescent exit lights to LED type fixtures.
HVAC:

We have regained efficiency on (4) main building chillers by means of total teardowns.

For building start-up, we monitor optimal starts on building systems each morning prior to actual start-up to assure we are achieving the best energy performance possible.

During the day, we raise water and air temperature set points based on outside air conditions (temperature, humidity and sun load) that we monitor constantly over the course of the day.

We have improved our preventive maintenance program to assure our cooling towers, air handling units and chillers are running at their peak efficiency.

To date, we have added new motors and variable frequency drives to (2) 200 horsepower, (2) 150 horsepower and (2) 75 horsepower fan systems, and will continue on with lesser horsepower systems as budget allows.
