Developed and managed by Hines, 200 Bridgewater Crossing is an
eight-story Class A office tower within the Bridgewater Crossing
office campus, adjacent to the highly successful Bridgewater Commons
Mall. Designed by the acclaimed Princeton, New Jersey-based architects
The Hillier Group, 200 Bridgewater Crossing has an expansive
contemporary facade, elegantly clad in three tones of granite and
ample glasswork. The site includes a handsome fountain and inside
lobby illumination is enhanced by backlit onyx panels. Upstairs, 200
Bridgewater Crossing's 37,500-square-foot floor plates provide tenants
with extraordinary space-planning flexibility. Tenants also enjoy the
security of dual telecommunications feeders (for fail-safe redundancy)
and a fiber-optic riser bringing high-bandwidth connectivity to every

Energy efficiency was a primary focus during 200 Bridgewater
Crossing's design and construction, which was completed in 2002. The
ENERGY STAR for 200 Bridgewater resulted from this careful design and
through the attentive management of lighting, HVAC and other factors.
The property is illuminated by electronically ballasted T-8 and T-5
fluorescent lamps, and lighting in common areas is diligently
controlled, helping to ensure that these lights do not operate
unnecessarily. Extensive efficiencies are realized in HVAC operation
through the use of variable frequency drives (VFDs) and
high-efficiency motors on air-handling units throughout the property,
and through meticulous monitoring of tenant HVAC requirements. This
combination of efficient infrastructure and diligent management
ensures that HVAC systems operate in close accord with actual tenant needs.

and 2003, as well as the recipient of the EPA's Sustained Excellence
