Because of the building owner's strong commitment to conserving natural resources, HCP, Inc., supported investing in energy efficiency at 1101
Common Area Lighting Controls: After thorough research into cost-effective solutions, the engineering team proposed a combination of programmable time-clocks on the lighting circuits and photo sensor controls. This project had such significant energy savings and low initial cost, that the utility provider had to cap the rebate at a six-month simple payback. Building managers now control all common area lighting, including both loading docks, driveways, and the skybridge.
Parking Garage Lighting Retrofit: Lighting in the 1,025-stall parking garage was retrofitted from high-intensity discharge to energy-efficient fluorescent fixtures in 2005. In addition to the energy savings, the tenants have noticed a significant increase in lighting levels.
New Water Treatment System: All existing water treatment was upgraded in 2005 from simple pot-feeder and chemical pumps to state-of-the-art Nalco TRASAR controls, in cooperation with the Saving Water Partnership and Seattle Public Utilities.
Operations & Maintenance Projects: CBRE Engineering implemented a number of operating efficiencies to maximize energy savings, including:
New Preventive Maintenance System: The Angus AnyWhere Preventive Maintenance module has been implemented, including building equipment, tasks, and schedules. This Web-based system e-mails the preventive maintenance tasks to the engineering team on their handheld devices.
Partnership with Seattle City Light and Saving Water Partnership: Seattle City Light and the Saving Water Partnership participated in many of the utility savings projects at 1101
HVAC Retrocommissioning: In 2009, the CBRE team engaged an engineering firm to perform a complete review and retrocommissioning of the HVAC system. This project will ensure that all components of the HVAC system operate at optimal efficiency and further reduce energy consumption where possible.
