The Customer Operations Facility (COF) is located in Las Colinas in the City of Irving, Texas. The area of Las Colinas has approximately 22.3 million square feet of commercial space and is in close proximity to Dallas/Fort Worth International Airport.


Built in 1975, the building is three stories tall and totals 189,777 square feet. The facility is currently being used as a major call center operation for a utility company. Ownership has demonstrated its commitment to sustainability at the COF as well as at several other high-profile buildings in Texas.


Major initiatives at this property include an energy audit, calibration of thermostats, and the energy management system (EMS). Tenant surveys were used extensively to receive feedback regarding occupant comfort, which allowed for fine-tuned optimization of the EMS. These and other initiatives have resulted in less energy use while increasing occupant comfort.
