Energy Plaza, located in the Central Business District (CBD) in downtown Dallas, is owned by Energy Future Holdings and managed by Transwestern.  Both companies have a longstanding commitment to sustainability and the environment.  In 2008, Transwestern partnered with Energy Future Holdings to manage their 1.2-million-square-foot high-rise, with the goal of taking existing green practices and developing a sustainable building that is resource-efficient and environmentally responsible.


Built in 1983, Energy Plaza was not originally designed to be a green building. Thanks to energy-efficient upgrades and policies, the building was awarded its first ENERGY STAR in 2008.  Energy Plaza also earned the ENERGY STAR in 2009 and 2010, with improved scores in both instances.   


Energy Plaza was awarded the LEED Gold EB certification in November of 2010, a tremendous milestone and recognition of achievement in Energy Plaza?s commitment to environmental sustainability.  The LEED EB Gold certification reflected several accomplishments, including the following:


-- Upgrades to the irrigation system to drip irrigation and planted new vegetation with low water requirements to reduce the amount of water used on landscaping;

-- Implementation of a comprehensive green cleaning program, including the purchase of green cleaning products and materials, and use of sustainable cleaning equipment;

-- Implementation of a green pest control program;

-- Completion of a waste stream audit to establish a baseline for the recycling percentage and identify areas for improvement;

-- Achievement of a recycling rate of over 50 percent through the building?s occupant recycling program;

-- Improvements to the efficiency of the plumbing fixtures by replacing toilets with a model that consumes less water per flush;

-- Institution of green construction guidelines to: protect indoor air quality during construction; recycle construction waste; and purchase green construction materials;

-- Completion of building commissioning to ensure the building systems are operating as designed;

-- Surveys of building occupants to gather feedback on comfort levels in the building; and

-- Verification that over 10 percent of the building occupants use alternative transportation to get to work according to survey data.


While building management is extremely proud of its recent achievements, the green program is treated as a journey rather than a destination.  Surveys, audits, and other information gathered throughout the LEED performance period are viewed as a baseline to inform continual improvement.  Building management plans to continue monitoring and improving existing green practices each year in order to continually ensure the building is operating at its maximum potential.
