255 Orange Street is a 1920s industrial building in the Sheridan Hollow neighborhood of Albany, New York. The facility was converted to offices in the 1980s and now houses the offices of four nonprofit community development organizations and ten micro-enterprise business tenants.


The building management team includes the Community Loan Fund of the Capital Region, the Albany Center for Economic Success (building owner), and Community Realty, a nonprofit real estate enterprise of the Affordable Housing Partnership. Services on-site include the following:


Community Development Financial Institution: Provides training and technical assistance to minority- and women-owned businesses while connecting socially-concerned investors with community-development lending throughout the region.


Micro-Enterprise Business Suites: Support the creation of small, locally grown businesses.


Homeownership Center: Provides a wide range of services throughout the region including affordable housing programs, a community land trust, homeownership education, home repair assistance, and energy efficiency outreach.  


Keeping rental prices affordable for nonprofit tenants and micro-enterprises depends, in large part, on the efficiency of the building. The building management team has implemented a variety of energy-saving measures including:


-- High-efficiency HVAC systems;

-- Lighting conversion to T8 bulbs with new ballasts;

-- Occupancy sensors;

-- Setback thermostats; and

-- Added roof insulation.


Energy efficiency measures were coordinated internally. Improvements were financed primarily with loans, capital improvement grants, reduced energy costs, and retrofit incentives offered by the utility company and the New York State Energy Research and Development Authority (NYSERDA).


Energy efficiency communications include reports to the Albany Center for Economic Success Board of Directors and an ongoing dialogue with building tenants. Signage in building lobbies reminds visitors of our commitment to energy efficiency.
