Managed by Hines, 522 Fifth Avenue is a landmark office tower in the heart of midtown Manhattan. Originally built in 1896 as the 12-story Sherry Hotel, 522 Fifth Avenue was extensively renovated and expanded in 1960, with a setback ziggurat peak rising to 25 stories. On the Fifth Avenue side, the building is distinguished by a landmark clock and a grand colonnaded entrance foyer illuminated by tiered iron chandeliers.
522 Fifth Avenue earned the ENERGY STAR for superior energy performance through extensive retrofitting and a commitment to energy-efficient building management and operation practices. On the HVAC side, the entire HVAC system was overhauled to include a thermal ice storage system?allowing the use of off-peak overnight electricity to make ice which is then used to cool building air?as well as variable frequency drives (VFDs) on fan motors. The latter enables these motors to run at speeds that closely track actual demand, reducing unnecessary energy consumption. 522 Fifth Avenue was also fitted with high-efficiency fluorescent lighting?controlled by a central lighting management system?and low-flow water fixtures, which help to reduce the energy required to pump and heat water.
