Gateway Los Angeles consists of a 13-story high-rise building with eight floors of office suites on top of four levels of parking and a street level of office and retail units. There are four additional levels of subterranean parking. The project consists of approximately 147,000 rent able square-feet with an occupancy rate of 94%. Constructed in 1986 the property was a good candidate for mechanical and lighting retrofit, as well as no-cost / low-cost operational strategies to enhance the energy efficiency of the building.
In 1999, the process began with the installation of Johnson Metasys controls on the mechanical and lighting equipment. In addition to the Metasys control system, an after hours control system was installed which allowed occupants to activate after-hours lighting and HVAC in specific areas of demand via telephone. Fine-tuning of the control strategies then allowed for optimum system performance. The mechanical retrofit realized a simple payback of less than 24 months.
In 2001, a lighting retrofit was completed which consisted of the replacement of T-12 lamps and magnetic ballasts with T-8 lamps and electronic ballasts in all office areas, common areas and parking garage. Incandescent exit signs were replaced with LED exit signs, and occupancy sensors were installed throughout to reduce unoccupied lighting energy. Incandescent lighting in selected areas was also replaced with compact fluorescent lamps. The lighting retrofit realized a simple payback of less than 11 months, with the Los Angeles DWP incentive program.
With the recent energy crisis, we seized the opportunity to involve the tenants in our continuing effort to conserve energy. An energy conservation forum was held to encourage tenants to participate in and implement simple energy conservation measures in their own premises. The implementation of a well-planned cleaning schedule by the janitorial company (Team Cleaning Program) also allowed utilities in an area to be turned off earlier without compromising work productivity and quality.
Since completed, these energy saving measures have resulted in over 14% annual kWh reduction.
