Earning the ENERGY STAR for 2345 Grand required significant retrofitting of building infrastructure, as well as aggressive hands-on management of the property's energy consumption. Variable frequency drives (VFDs) on all of the property's air handling units allow their operation to coincide closely with actual demand, while outside air economizer capabilities enable 2345 Grand to utilize outside air for cooling when conditions permit. In addition, lighting in the building and its parking structure has been converted to high-efficiency T-8 lamps with electronic ballasts. On the management side, a building management system allows the control and daily monitoring of electricity and chilled water usage, and a direct digital control system gives property management the ability to control specific HVAC functions--for example, the use of a pressurization system to warm the building in cool weather.
