Bank of America Fifth Avenue Plaza earned the ENERGY STAR for superior energy performance through extensive retrofitting to building systems. Existing fluorescent light fixtures were upgraded with T8 lamps and electronic ballasts, and incandescent bulbs were replaced with high-efficiency compact fluorescent lamps. Building climate control was updated as well, with the installation of a Johnson Controls Metasys system allowing real-time control of chillers, air handling units, and mixing boxes. The installation of capacitors on chillers, pumps, and fans increased their power, while variable frequency drivers (VFDs) installed on the air handling units and cooling tower fans allow their operating speed (and energy consumption) to vary according to building demand. Furthermore, industry standards for interior environmental quality were handily exceeded by increasing the capacity of outside air supply fans and by installing larger distribution dampers.
