Developed and managed by Hines, One Oak Park is an eight-story, 159,000-square-foot office building in the prestigious suburbs of north-central San Antonio. Designed by the San Antonio architecture firm of Ford Powell and Carson, One Oak Park is distinguished by setback terraces on the sixth, seventh and eighth floors, giving the property a tapered silhouette accentuated by rhythmic bands of St. Joe brick, gray glass and cast stone. Within, office floors offer between 18,000 and 21,000 square feet of rentable space and are designed for maximum tenant flexibility; an on-site parking garage includes a convenient fitness facility for building tenants. The ENERGY STAR for One Oak Park resulted largely from infrastructural retrofitting, though energy-saving practices have been instituted as well. Retrofits have included the replacement of all 117-watt fixtures with 65-watt lamps, and the installation of timers/sensors to ensure that parking-garage lighting runs only when required. On the climate control side (a significant driver of energy consumption in south-central Texas), One Oak Park's air-handling units and cooling towers use Variable Frequency Drives (VFDs) to keep climate-control operating speeds in line with actual demand. In addition, building management utilizes a Variable Air Volume system for outside-air cooling and dehumidifying when conditions are appropriate.
