Built in 1972, the Alton Federal Building and U.S. Courthouse in Alton, IL, contains the offices of a wide variety of Federal agencies, including the Office of Surface Mining, the Social Security Administration, and the U.S. Bankruptcy Courts.  The General Services Administration (GSA) owns and operates the two-story building.

Since its construction, energy efficiency measures were implemented to meet mandated reduction goals and to reduce operating expenses.  The systems of the building are continually monitored adjusted by an Energy Management System (EMS) to provide optimum operation.  Energy efficient products are used in any alterations that are done.  The building uses several small boilers instead of one or two larger units that enable increased flexibility satisfying varying heat loads.  Other upgrades that contributed to the building achieving the ENERGY STAR Label for Buildings include lighting retrofits, Variable Frequency Drives, and different chiller configurations.

"The current efficiencies enjoyed at the labeled buildings in our region resulted in over 15 years worth of examination, evaluation, and implementation of energy saving philosophies and ideas.  When considering equipment replacements we encouraged thinking outside the box.  It is this thinking that has resulted in some unique equipment applications that have proven to be beneficial in reducing both energy and maintenance costs."  Bruce Wagner, GSA.

The awarding of the ENERGY STAR Label is a reflection of the effort at maintenance and property management staff to reduce energy consumption while maintaining a comfortable work environment for its tenants.
