Computer Associates Tower, a multi-tenant commercial, class "A" office building with 384,512 GSF of office space and 168,750 GSF attached parking garage, is located on a 3 ? acre site in the prestigious Urban Center development center at Las Colinas.  Centrally located, the Urban Center is only eight minutes from Dallas/Fort Worth Airport, 12 minutes to downtown Dallas and only 15 minutes to North Dallas. The property is owned and managed by Equity Office Properties Trust.  Equity Office understands the unique needs of its customers and strives to meet these needs while managing energy consumption, but not sacrificing tenant comfort of their space. Customers are concerned with operating their businesses economically and want their environments to be comfortable, while maintaining operating costs as low as possible.  Attaining a score of 80 reflects the efforts by the Property Team at Computer Associates. Some of the key ingredients to the building efficiency at the Computer Associates include:

Constructed in 1988, Equity Office purchased the property in January 1999.  Occupying half the building, our main tenant, Computer Associates, had effected a lighting retrofit throughout their space utilizing fixtures with T-8 lamps and electronic ballasts. All parking garage fixtures have been repositioned to maximize lumen output.

Equity Office expanded utilization of the Energy Management System. The existing system's technology allowed us to maximize our energy efficiency at Computer Associates Tower. With these changes, we were able to control the base building mechanical systems much more efficiently.  The Building Automation System monitors outside air and indoor air temperatures to calculate the optimal start and stop time of each air handling unit. This greatly improves the scheduling of our central plant and support systems. The main chillers and air handlers are controlled using chilled water and discharge air temperature reset based on the building cooling loads and weather requirements.

Equity Office reduces energy costs by systematically maintaining the mechanical equipment with a computerized Preventative Maintenance Program. This enables us to consistently meet the maintenance frequency levels for maximum efficiency of the equipment. Equity Office invests time in training and development of our engineers to ensure consistent quality preventative maintenance measures along with proper equipment control.
