123 Mission Street has implemented a number of energy reduction strategies over the years. These measures have included changing more than 190 exit signs to LED exit signs; installing occupancy sensors to control lighting and exhaust fans in conference rooms, break rooms, and quiet rooms; wholesale conversion of the T-12 fixtures to T-8 fixtures; installing window film, LED task- and accent-lighting, and janitorial lighting controls; replacing incandescent lamps with CFLs; and upgrading low-flow toilets and urinals.


Further energy savings were accomplished by reducing the number of lighting fixtures (typically by 35 to 50 fixtures) during tenant build-outs and de-lamping.  


The building continued to trim energy consumption through a vigorous semi-annual thermostat and VAV box calibration campaign, redefined schedules for lobby, garage, and loading dock fans, and redefined tenant lighting schedules.


Honeywell was encouraged and held accountable to meet and preferably exceed design criteria via performance testing, software upgrades, and the installation of more accurate sensing devices.


In addition to participating in the BEC energy conservation program, the tenants are alerted by the Captivate informational monitors (located in each of the elevator cabs) of their contribution to energy conservation by closing their blinds, turning off nonessential lighting, turning off copiers, and shifting load demands.


The installation of window film yielded an annual energy reduction of 210,000 kWh. Changing the ceiling fixtures from T-12 to T-8 fixtures netted a reduction of more than 170,000 kWh. Replacing the exit signs with LED lighting reduced consumption by more than 69,000 kWh annually, and retrofitting the lobby lights to CFLs resulted in nearly 70,000 kWh annual savings.


In 1992, the annual electrical usage was more than 5,200,000 kWh, compared to less than 4,100,000 kWh in 2007. The building had an occupancy level of 100 percent during both years. Collectively, these energy-saving strategies yielded a reduction in energy use of more than 1,100,000 kWh.


Building management at 123 Mission Street continues to look at new technology, improved products and training to further reduce energy consumption. For example, during recent elevator cab upgrades, the lighting fixtures had been pared down from ten to four fixtures. Additionally, 60-watt lamp fixtures were replaced with 14-watt CFLs, following experimentation to find a bulb with the desired effect. As originally designed, the elevators were consuming more than 47,000 kWh annually. The decreased number of light fixtures, the introduction of the 14-watt CFLs, and the installation of occupancy sensors yielded an annual savings of more than 44,000 kWh.
