Developed, owned and managed by Hines, 2002 Summit Boulevard is an 18-story, 390,000-square-foot office tower in Atlanta' s Central Perimeter submarket. Designed by Thompson, Ventulett, Stainback & Associates, 2002 Summit Boulevard was completed in 2003. It is clad in a combination of light-reflective green and transparent glass, and offers tenants sweeping views of the Atlanta skyline and the mountains of northern Georgia . Other tenant amenities come from the building's master-planned setting-a mixed-use development that includes hotel rooms, apartment homes, additional office space, and 23-acre conservation area, intended to preserve greenspace within the development.


ENERGY STAR certification for 2002 Summit Boulevard is overwhelmingly the result of features original to the building. In the HVAC context, energy efficient dual-pane glass helps to reduce thermal gain, while individual self-contained air handling units with variable frequency drives (VFDs) allow their operation to closely track actual demand, zone-by-zone. In a particularly innovative touch, a software modification allows building managers to adjust discharge air temperatures to match load levels, floor-by-floor. And water-side economizer capabilities help to reduce energy consumption when weather conditions permit. Lighting is another source of considerable efficiency; with high-efficiency T-8 lighting operated by a state-of-the-art lighting control panel than helps building managers minimize unnecessary lighting use.
