800 Bering is located in the Tanglewood area of Houston, TX. Tanglewood is an upscale commercial / residential area that is 11.77 miles from the center of downtown Houston. The gross building area is 102,596 square feet with a rentable area of 94,189 square feet. The site is approximately 3.59 acres and is a split-level general office use facility consisting of two stories on the East side of the atrium and four stories on the West side of the atrium. Attached by a covered walkway at the rear of the building is a two-story garage with 41,136 square feet on each level. The building was constructed in 1981 and is owned by 750 Bering L.P. with Cushman & Wakefield of Texas, Inc. as onsite management as of February 2010. The tenants include corporate offices, doctors, and administrative workspaces.

After the initial assessment of the operations and equipment, the Cushman & Wakefield of Texas, Inc. management team began to survey the energy use, building hours, and tenants' requirements. By utilizing ENERGY STAR tools and resources, the management team has been able to track energy consumption. We began to realize that the building was using more energy than previously recorded. First, we surveyed the energy management system (EMS) and worked with the systems contractor to update/ upgrade the controls of the systems. We found that we were able to reduce the HVAC activity by 4 hours per week per the tenant surveys and lease requirements. Further investigations found heat strips that were getting stuck and running all night and an additional air handler that was installed a few years ago that was not being utilized by the EMS system and running 24/7. By using EPA's Portfolio Manager, we were able to diagnose and repair "silent" problems sooner. We then began to find other ways to improve building operations to reduce energy consumptions including but not limited to reducing lighting in the garage--we were able to put the row that was closest to the outside on a photocell so that during daylights of bright sunlight, the lights would turn off, saving an average of 40 hour per week depending on weather. We put the parking lot lights on photocells instead of timers to better utilize the on /off hours, repaired door gaps, added insulation, and adjusted temperatures, which resulted in significant savings. An energy monitor is being installed to temporarily detect energy surges in the building to further detect energy deficiencies.

Cushman & Wakefield of Texas, Inc. first applied for the ENERGY STAR for superior energy performance for 800 Bering in 2010, which was the first year it qualified to apply. With further improvements scheduled in 2011, we look to further reducing consumption by utilizing EPA's Portfolio Manager to track water and energy. Our recycling program is in the works with tenant support and will be in full effect in early 2011.

The management team continually delivers paperless memos via email to tenants with ways to reduce energy consumption and reaches out to the tenants for their suggestions. On Earth Day 2010, the management team of Cushman & Wakefield of Texas, Inc. provided a drop-off area for the tenants, their employees, and neighbors. The load was picked up and taken to recycling areas in Houston. A tree was donated and installation was volunteered by Moss Landscaping and The Boy Scouts of America.
