888 West Sixth Street is a fifteen-story multi-tenant office building in the heart of downtown Los Angeles. Designed by Honnold Reibsman + Rex, the building opened in 1972 and was named Linder Plaza. Later renamed Northwestern Mutual Life Plaza, the building consists of 109,796 square feet of office space and 42,085 square feet of subterranean parking. 888 West Sixth Street is distinguished by a natural stone and metal panel exterior and stone and wood panel interior. Other features include beautiful large landscaped patios and balconies with sweeping views on every floor.

888 West Sixth Street earned the ENERGY STAR for superior energy performance as a combined effort by property management and engineering to reduce consumption and increase energy and water efficiency. A few of the projects completed as of 2004 are a new Energy Management System with start optimization and direct digital controls (DDC) serving the HVAC system. Such features help to ensure that the building's energy consumption is closely aligned with actual demand.

In addition, a new cooling tower was installed in 2006, and a full building lighting retrofit to T8 bulbs and LED exit signs was completed in 2008. Numerous smaller upgrades and repairs to the water system and water fixtures have been completed to prevent water waste and further reduce water consumption. In addition, an on-going tenant communication plan has been implemented to educate occupants on how they can reduce energy and water consumption in the workplace.

In keeping with property management's commitment to the energy-saving tenets of ENERGY STAR, the building's energy performance rating has increased from an 80 to a 94. All of the measures above have saved significant amounts of wasted energy and water and have resulted in qualifying for the ENERGY STAR, as well as a substantial reduction in electrical and water consumption.

Transwestern is committed to reducing the greenhouse gas emissions and has partnered with ENERGY STAR and the U.S. Green Building Council (USGBC) to take appropriate measures to not only prove the business case for Green, but to help our environment at the same time.
