ENERGY STAR Labeled Building Profile
Houston, TX 77060
Owned and managed by Hines, Three Greenspoint Plaza is a 253,562-square-foot, 12-story high-rise office tower in the premier 13.5-acre mixed-use Greenspoint Plaza development in North Houston. Designed by S.I. Morris and Associates and completed in 1982, Three Greenspoint Plaza is located at 233 Benmar Drive. The building is one of six Class A buildings, which together total more than 2 million square feet. Greenspoint Plaza has had over 95 percent occupancy for the last 5 years.
Built in 1982 and expanded in 2003, Three Greenspoint Plaza is constructed of steel-reinforced poured-in-place concrete. The exterior walls are a combination of painted aluminum panels with a bronze glass curtain wall, providing superior energy and shading co-efficient factors. The vision glass is dual-pane for noise abatement and highly efficient insulating qualities. The curtain wall system has various architectural reveals and setbacks that serve to break up the visual line of the individual floors (each approximately 12 to 13 feet tall). Brick masonry walls at the ground-floor walkway accent the building and provide continuity with the adjacent 32,212-square-foot Gallery II retail center. The south side of the building has a skywalk crossing Benmar Drive that connects it to Eight Greenspoint Plaza. The southeast side of the building has the new 3,506-square-foot first floor visitor center with north and south exterior building entrances. Off the building's northwest exterior entrance side is a covered walkway to Garage 2 and 3.
Three Greenspoint Plaza earned the ENERGY STAR for superior energy performance as a result of extensive retrofitting to elements of the property's energy-consuming infrastructure. Lighting fixtures in approximately 25 percent of the property have been replaced with high-efficiency T-8 fluorescents, creating constant energy savings versus the previous fixtures. On the HVAC side, cooling tower fans and floor-by-floor air-handling units have variable frequency drives (VFDs), enabling their operation to correspond closely to actual demand. Three Greenspoint Plaza has also been fitted with a new 200-ton outside air unit (providing economizer capabilities), and the central plant was retrofitted with a new chiller that can cycle between 500 and 1,500 tons of chilled water, depending on demand. Overall, energy consumption at Three Greenspoint Plaza is monitored and managed with a digital energy management system, helping building managers track and react to changes in energy consumption.
Hines has been recognized with multiple ENERGY STAR Sustained Excellence and Partner of the Year awards. For a summary of the firm's participation in the ENERGY STAR program and other sustainability information, visit www.hines.com/sustainability.
