We have installed a $650,000 Johnson Controls Energy Management System that operates the entire building. This has allowed us to monitor the electric consumption of the buildinig, and operating the building to its highest degree of efficiency.
We also moderinized our 6 elevators at a cost of $950,000, which has greatly reduced our electric consumption, and improved the efficiency to the satisfaction of our tenants. Additionally, we retrofitted the entire building with t/8 lamps and electronic ballasts, again reducing the consumption of electricity.
In addition, we replaced the original air handler motors, with high efficiency motors, saving additional electricity consumption.
The planning for this and other upgrades was done with the help of the owner, Nationwide Insurance Company, the managing agent, CB Richard Ellis, and other outside contractors and building staff.
Related benefits to these upgrades include greater tenant satisfaction, lower maintenance requests, lower expenses, which ultimately flows to the bottom line.
Upgrades also include sensors in the restrooms, plumbing upgrades, exit lights changed over to LED, janitorial green policies implemented, installation of electronic hand towel dispensers, and a completed upgrade of the lobby and all of the tenant common areas on each floor.
We have used the ENERGY STAR Program, and more importantly, myself, and our head engineer, have attended all of the BEEP seminars put on by BOMA and CB Richard Ellis.
All of the financing was done through the owner, and no financing was required.
