Park Place is a 21-story office building located in the heart of Seattle's central business district. Retail shops, hotels, athletic clubs, theaters, banks, and federal and municipal agencies are all within easy walking distance. First Hill's medical and research facilities are also located close by. Park Place has excellent parking and immediate access to the University Street I-5 on-ramp and the Seneca Street off-ramp -- two of the city's most important freeway ramps. The building's proximity to I-5 and its setting in an extensively landscaped plaza adjoining Seattle's popular five-acre Freeway Park make it a uniquely congenial and convenient urban office environment.

The building, constructed in 1970, is owned by Transwestern Investment Company and is managed by Wright Runstad & Company. A history of sustainability and an understanding of our tenants needs continue to move Park Place forward in energy reduction programs. 


Past projects have included condenser water re-piping with the addition of heat exchangers for improved water side economizer efficiency and a reduction in maintenance requirements.  Previously certified an ENERGY STAR building in 2004, ownership continues to reach for additional asset value by empowering property management to implement additional energy saving projects.


Variable frequency drives have been installed on all major equipment including main fans, pumps, cooling towers, and 22 air handlers. The garage fan is also controlled with a variable frequency drive and CO sensor control. Individual floor air handler systems allow for further tailoring operating hours and capacity control to individual tenant needs. 


Lighting systems upgrades included T-8 and CFL lamps, and the first Seattle City Light approved rebate for 25-Watt T-8 lamp-only replacement in the garage and common areas.


A new EMS system that was commissioned in 2006 has been key in further reducing energy consumption.  Constant monitoring with alarm reporting for temperature, air flow, pressure and humidity allow for outstanding tenant comfort levels, energy tracking and proper operation.  In-house VAV system re-commissioning has further increased tenant comfort and eliminated any cooling capacity issues.


Elevator modifications were made to the eight traction elevators.  Completed in 2006, the upgrade included new controls, power supplies and drives and was coupled with a state-of-the-art Fujitec destination dispatch controls.

Diligent operation of the building systems by Wright Runstad & Company engineering is aided by a Staefa Tallon Network Building Automation System.  Good working knowledge of the building's operation and response to different weather conditions has allowed us to tailor the automation system to respond appropriately to changing conditions.  This allows us to optimize our energy use without sacrificing occupant comfort. Daily spot checks, regularly scheduled automation check-ups, and alarm reporting, combined with close tracking of consumption through City Light Meter Watch Program, enables us to further refine operations and maximize efficiency. "
