Owned by the City of Seattle and managed by CB Richard Ellis, Seattle Municipal Tower is a 62-story, 1.2 million-square-foot office high rise in downtown Seattle, Washington. Designed by renowned Seattle architect Fred Bassetti, the building was completed in 1990 and purchased by the City of Seattle in 1996. The tower features an exterior of warm red granite topped by a 5-story sloped glass roof and graduated terraces on floors 53-56 that were designed to signify Seattle's upward slope from Elliott Bay to the upper hills. Amenities and services include a bank, florist, Starbucks, tea shop, sundry/gift store, and Allstar Fitness health club.
Over the last 5 years, CB Richard Ellis has worked with the building owner in reviewing and executing a number of upgrades for reduced energy/consumption in building systems including plumbing, lighting, and electrical projects. In 2003, a water consumption savings of 2.9 gallons per flush (gpf) was achieved by replacing 275 toilets with 1.6 gpf units. In 2007, autofaucets were added to the 100 restrooms in the building. Energy-saving measures in building lighting have included motion sensors, upgraded overrides, and a stairwell lighting retrofit (higher-efficiency lamps). At the close of 2009, a lighting retrofit for all overhead office lights was completed. The older 3-bulb fixtures were removed and replaced with high efficiency 2-bulb fixtures. CBRE has implemented modified lighting and HVAC schedules on tenant floors in 2008. The building's power factor was significantly improved in 2008 due to the installation of harmonics filters.
The City of Seattle and CBRE continue to reach out to our tenants, contractors, guests, and public citizens in order to spread the word that energy efficiency is good for the environment.
The Seattle Municipal Tower earned the prestigious ENERGY STAR for its third consecutive year from 2007 to 2009. CBRE submitted a press release to the ownership, the City of Seattle, and the Mayor. The ENERGY STAR plaque is currently displayed on the exterior front lobby of the building.
