NEXT Innovation Center
411 University Ridge
Greenville, SC 29601
Map It!

The concept for this space was born from the Greenville Chamber's NEXT Collaborative. The entrepreneurs behind these knowledge-based companies wanted a place to collaborate with neighboring tenants who shared the same zest for innovation. They saw an opportunity to create a workplace that would allow their businesses to grow as well as their ideas. Through the combined efforts of NEXT, the Greenville Chamber of Commerce, the City of Greenville, and Hughes Development Corporation, the NEXT Innovation Center opened its doors in the fall of 2009.

This building was a vacant 60,000-square-foot warehouse, but it fit the vision for the NEXT Innovation center perfectly. Close to downtown and overlooking the Reedy River, the warehouse was revamped into an environmentally friendly and cost-effective place of work for these growing companies. After an overhaul by DP3 Architects and JL Mitchell Contractors, the once drab building has breathed new life to an area on the tip of Greenville's resurgence and earned the ENERGY STAR for superior energy performance in 2011.

"Green" building features include daylight harvesting, a 20 percent more efficient HVAC system, a water detention and filtration system, low-flow sink-less hand washing, bike storage, and LED parking and wall lighting and occupancy sensors, among many others.

Companies based here range from one person in a single cube to a full service office, but all tenants benefit from the incredible amenities. The building offers shared conference spaces for collaboration, dry erase boards as walls--ready for when a creative moment strikes--and even two Nintendo Wii Rooms for times when your brain and body need to recharge.

"Besides collaboration and having a cool space for technology companies, the goal was to incorporate the 'green' aspects. We've used recycled materials in the building, we've put in skylights and daylight harvesting light fixtures. We've even got water fountains that actually de-humidify the moisture in the air."
