Developed and managed by Hines, Union Pacific Center is a 19-story, 1.3 million-square-foot office tower in downtown Omaha, Nebraska. Completed in 2004 and designed as the firm's new corporate headquarters, it consolidates Union Pacific employees from 10 different sites in Omaha and from St. Louis. The building's design, by Gensler, includes a stone pedestal and a contemporary exterior that is intended to moderate the massive scale of the structure--evidenced by its 55,000-square-foot floor plates. Different assemblies and glazing methodologies help to provide visual textures that make it a complement to a range of smaller buildings that surround it. Inside, Union Pacific Center includes a soaring central atrium, rising a full 19 stories, allowing for natural lighting to all employees. Tenant amenities include a 600-seat cafeteria, a fitness center, a conference and learning center, a data center, and ground-floor retail.
Union Pacific Center earned the ENERGY STAR for superior energy performance through energy-efficient elements of the original design and through an active commitment to energy-saving management practices. For example, floor-to-ceiling windows throughout the structure represented a challenge in maintaining a comfortable indoor environment, so they were specified with high-efficiency, multi-pane glazing to reduce heat loss and thermal gain.
In addition, the building's Mecho shade control facilitates effective daylighting to reduce energy consumption, reduce CRT glare, and increase employee comfort. Another feature is raised access floor air distribution, helping to keep HVAC air moving efficiently to tenant spaces. For optimal efficiency, the four air handlers per floor are controlled by variable frequency drives (VFDs), allowing them to operate at speeds that closely match demand.
Tenant comfort and energy savings are also achieved through the use of a demand-based outside air distribution system that adjusts outside air volume based on the carbon dioxide level for that floor. Finally, a pair of 1,000-ton plate heat exchangers provide highly efficient heat exchange during late fall, winter, and early spring within the HVAC system.
