1117 California Ave.
Palo Alto, CA 94304
Managed by Hines, 1117 California is an element of the five-building campus (totaling 496,000 square feet) that serves as headquarters for the Silicon Valley law firm of Wilson, Sonsini, Goodrich and Rosati. Designed by Hellmuth, Obata and Kassabaum, 1117 California is a two-story, 43,790-square-foot building standing in a handsomely landscaped setting in central Palo Alto, California. Construction of 1117 California was completed in 1997, and Hines took over management the same year.
ENERGY STAR certification for 1117 California resulted in part from the building's original design, which adheres to the requirements of California's Title 24 regulations, requiring energy efficient design. Insulating double-pane windows are used throughout, as are compact fluorescent bulbs and electronic ballasts. Operational improvements have also been made, including the reduction of lighting levels in non-essential areas, and the institution of a campus-wide indoor temperature setpoint of 74 degrees Fahrenheit, which leads to significant savings during hot summer weather.
Hines, the EPA's ENERGY STAR Partner of the Year in 2001, 2002 and 2003, as well as the recipient of the EPA's Sustained Excellence in Energy Management award in 2004, is proud to participate in the ENERGY STAR program, considering it an aid to leasing, and a sound and responsible business decision.
