Princeton Windows is a five-story, age-restricted condominium. The space heating and cooling is accomplished by water source heat pumps, with three boilers for heating and two towers for cooling. Before undertaking energy efficiency efforts, four outside air rooftop units provided the corridor HVAC. The central exhaust system was far in excess of code requirements, so either the fan sizes were reduced or dampers were installed. The reduced make-up air requirement made it possible to replace the four rooftop units with two new units, which significantly reduced gas and electrical consumption. The operation of one boiler was suspended as it was never needed.


Other measures implemented followed common energy efficiency best practices. Thermostats in common areas were replaced with programmable ones, with no access by residents. More than 400 incandescent bulbs have been replaced with compact fluorescent lamps (CFLs). Astronomical timers control the outside lighting, and variable frequency drives (VFDs) for the circulator pumps were re-commissioned and reset to lower rates.


These efforts have improved comfort, while also lowering costs.
