Owned and managed by Hines, 5th & Bell is a six-story, 197,000-square-foot office building located in the popular Belltown section of Seattle's Central Business District. Completed in 2002 and designed by the firm of Collins Woerman, 5th & Bell combines a highly efficient interior design with a distinctive contemporary fa?ade of brick, glass, and brushed metal accents. In addition to the convenience of a three-level underground parking garage, 5th & Bell also offers tenants a fifth-floor deck with panoramic views of Lake Union, Elliott Bay, and the downtown skyline.
5th & Bell earned the ENERGY STAR for superior energy performance as a result of active building management and a mechanical design emphasizing energy efficiency. For instance, the HVAC system is based in three rooftop units, each of which runs one-third of the building. Their efficiency is further enhanced by outside air economizer functions that activate when outside temperatures permit. Inside, occupancy sensors in tenant areas help to minimize the use of lighting when tenants are not present. Photocells also tune the amount of interior lighting used, depending upon available natural light. The result is consistent interior lighting conditions with the lowest possible energy consumption.
