Owned and managed by Hines, 501 Congress Avenue is a three-story, 90,000-square-foot office building located at the corner of 5th Street and Congress Avenue in the heart of Austin's Central Business District. Designed by Page Sutherland Page and completed in 1962, 501 Congress Avenue is a companion building to Bank of America Center at 515 Congress Avenue. In addition to its three main floors, 501 Congress includes a mezzanine floor and a valet parking garage with 174 tenant spaces. Other amenities include full-service banking facilities, a car wash, and close proximity to numerous hotels and restaurants.
ENERGY STAR certification for 501 Congress Avenue resulted from replacement and retrofitting of infrastructure, primarily climate control (a significant driver of energy consumption in Austin's scorching summers). Chillers, cooling towers and pumps were replaced with energy-efficient models in 1994. More recently, variable frequency drives (VFDs) were installed on all pumps, cooling tower fans and air-handling units in the property, allowing them to operate at levels that correspond closely to actual demand.
