Wellesley Gateway earned the ENERGY STAR for superior energy performance as a result of improvements to building management practices and select retrofits to building infrastructure. HVAC management was an initial focus, with building engineers making changes such as a reduction in static pressure in HVAC supply ducts--allowing the speed of supply and return fans to be reduced by some 8 percent and the use of a more efficient natural gas system for morning warm-up instead of electricity. Lighting retrofits were identified, with incandescent lighting in common spaces, such as the cafeteria, replaced with high-efficiency compact fluorescent lamps. HVAC was another upgrade target, with variable frequency drives (VFDs) installed on condenser fan motors to help these motors run at speeds closer to levels reflecting actual demand.
