Owned and managed by Hines, Gateway Oaks II is one of four buildings in the prestigious Gateway Oaks office campus, located in the exclusive Natomas submarket of Sacramento, California. Designed by B.H. Bocook and completed in 1992, Gateway Oaks II measures three stories and contains 66,000 square feet of space. The exterior is clad in sand-colored architectural precast, banded with continuous ribbons of reflective blue glass. Tenant amenities include an elegant lobby finished in polished granite, a campus setting including mature trees and water features, and a location that is both highly accessible by car and within easy walking distance of numerous restaurants overlooking the Sacramento River.
Gateway Oaks II earned the ENERGY STAR for superior energy performance through extensive retrofits to the building's infrastructure and a commitment to the active management of building energy consumption. On the lighting side, building exterior lighting was retrofitted to high-efficiency compact fluorescent lamps, while 105 new occupancy sensors in interior spaces help to reduce unnecessary lighting in tenant and common areas. HVAC systems were another focus, with a complete HVAC recommissioning and control retrofit setting the stage for improved efficiency. Variable frequency drives (VFDs) were also installed on supply and exhaust fan motors, allowing them to operate at levels closely aligned to actual building demand. Finally, a retrofit of building controls included the installation of a building energy management system, giving property managers considerable control over specific equipment and overall energy consumption.
