Completed in 1974, Galleria Tower I is a 25-story Class A building located within the world-renowned upscale Galleria complex in Houston, Texas. The building is bounded by Post Oak Boulevard, West Alabama Avenue, and is one block west of the West 610 Loop and Westheimer Road intersection, giving easy access from anywhere in the city to building tenants and visitors. The exterior building is clad with exposed aggregate and precast concrete panels with aluminum-framed insulated window units of 24-karat gold-tinted windows. Newly renovated lobbies on Levels 2 and 3 feature marble floors and travertine marble walls that add an executive appeal. Galleria Tower I features spectacular amenities to tenants and their visitors, such as over 30 restaurants nearby, access to over 300 retail stores, two quality hotels, covered parking, and high-speed internet access. Other aspects of Galleria Tower I include 24-hour on-site security guards, a controlled access system which features card readers at entrances, lobby doors, and elevators, and on-site property management.

In 2007, Galleria Tower I earned the ENERGY STAR for superior energy performance by achieving an 84 baseline score in Portfolio Manager. This score was accomplished through many low-cost practices, regular preventative maintenance programs on building equipment, and installation of energy-efficient equipment.

Many equipment upgrades were made to increase efficiency and lower energy costs. Variable frequency drives (VFDs) were installed on the domestic water system, significantly lowering electricity usage. Other efficiency projects include installing touchless water faucets, touchless towel dispensers, and automatic flush toilets and urinals in all restrooms.   

Occupancy sensors are installed in common areas and tenant offices, resulting in less energy being used after-hours. Incandescent bulbs in exit signs were replaced with LED lights. Lighting upgrades are completed during tenant and building construction, resulting in the building now using T8 fluorescent lighting. The exterior lighting has been replaced with 26-watt CFL bulbs.
