Owned and managed by Hines, 10401 Fernwood Road is a three-story, 250,000-square-foot office building in North Bethesda, Maryland. Designed by Skidmore, Owings & Merrill and completed in 1969, 10401 Fernwood Road was the first element of the Rock Spring Park office complex to be completed. It includes a three-story central atrium with skylights and two grand staircases, one at each end of the building. In 1993, two additional buildings were developed in the office complex. The architects for these buildings, Pei Cobb Freed & Partners, also renovated 10401 Fernwood Road's exterior, helping preserve the aesthetics of the campus.
The result of retrofitting and an aggressive energy management program in which energy efficiency is a major factor in any equipment replacement decision, resulted in 10401 Fernwood earning the ENERGY STAR. For example, in the course of the 1993 exterior renovation, all of 10401 Fernwood's exterior glass was replaced with updated, low-E glass. HVAC systems in the property have been extensively retrofitted as well. Variable frequency drives (VFDs) have been installed on cooling tower fans and chillers, and on the property's two main air handling units. Climate control at 10401 Fernwood is also managed for energy efficiency, including controlling chillers to minimize startup and afternoon-peak demand. Finally, occupancy sensors have been installed throughout the property, to help ensure that lighting does not operate unnecessarily.
