The Bryce Building, in downtown Tulsa, Oklahoma, is a commercial office building space that contains the Arthur J. Gallagher Insurance Brokerage and Risk Management Services firm. The 17,000 square foot structure was built in 1952 and completely renovated in January, 2012. Looking to improve financial performance through reduction of utility costs, the Bryce Building renovation included full high-efficiency equipment retrofits for lighting, HVAC and water. The building recently was certified as an ENERGY STAR building in the bank and financial institution demographic with an ENERGY STAR energy performance score of 82.
Previously, the Bryce Building?s lighting comprised of T-12 bulbs with magnetic ballasts and incandescent can lighting. High output T-5?s with electronic ballasts were used in place of the T-12?s and LED?s were used in place of the incandescent bulbs. Due to the high output of the T-5?s, only half of the bulbs were needed to fully light the working space when compared to the T-12?s. To further efficiency improvements, the Bryce Building has installed light sensors with timers in their restrooms and is considering adding them to office spaces and conference rooms.
For the HVAC retrofit, the building managers at the Bryce Building decided on a Samsung DVM Plus III. This high-efficiency HVAC system has allowed the Bryce Building to more easily control the temperature throughout the building without air ducts. Temperature is controlled by Chris Mangum alone, the Bryce Buildings Head of Operations, and in the summer time is set at 75 degrees Fahrenheit. The Bryce Building was also able to permanently remove the old boiler from the basement, which was original to the building, and extremely inefficient. With the removal of the boiler, the Bryce Building has not had a single MMBTU registered by Oklahoma Natural Gas since November of 2011 (1 MMBTU).
Low flow faucets and toilets are now used in the Bryce building. Between the efficiency upgrades of the bathrooms and the removal of the original boiler, the Bryce Building has reduced average monthly water usage by more than 275 gallons.
Equipment efficiency is an essential part of a total energy management plan, however operational efficiency is also essential. Employees are required to power down their desks on Friday?s. Building managers perform a spot check of the desks and record who has and has not turned off their workstation. Those who remember to power down every week will be rewarded at the end of the year. The Bryce Building will also have a party for all employees if it receives recognition in the 2012 ENERGY STAR National Buildings Competition.
So far, the Bryce Building has saved a monthly average of 34 percent in utility costs when compared to 2010, the last year the building was fully operational before renovation finished in January 2012. The combined electric and natural gas usage in kBTU?s has reduced monthly by 17,000 and is continuing to decline.
?When planning for the remodel of the Bryce Building, there was a significant opportunity to identify areas in which we could leverage advances in technology to assist in controlling the building?s energy usage. The challenge was to remodel the space in a manner that would allow consolidation of three office spaces into one while maintaining a high level of comfort. With the improvements made, coupled with the design of the new space, capacity in the space increased by 76 percent.
