Built in 1955, 100 Montgomery earned the ENERGY STAR for superior energy performance in 2010 and Gold certification under the U.S. Green Building Council's (USGBC's) Leadership in Energy and Environmental Design (LEED) Green Building Rating System in 2009.
To achieve these milestones, 100 Montgomery identified and implemented energy efficiency improvements throughout the building's equipment and operations. The building's HVAC system was upgraded in 1965, and its chillers were replaced in 1995. In 2009, the building's HVAC was recommissioned by Retrocom, a third-party consultant. For new tenant improvements, the lighting standards were rewritten to include T5 troffer systems with dual level switching and adding variable air volume (VAV) systems to control interior zones. The chillers, one of which is equipped with a variable frequency drive (VFD), are constantly monitored for efficiency using a proprietary "Chiller Performance Test," which has lab-grade thermometers for temperature readouts. The building utilizes a 100 percent economizer system.
Future plans for 100 Montgomery include adding VFDs on pumps and fans and replacing all steam heat exchangers throughout the building.
