Owned and managed by Hines, 2100 M Street is an eight-story, 299,000-square-foot office building at the convergence of M Street, New Hampshire Avenue, and 21st Street in the Central Business District of Northwest Washington, D.C. Designed by The Weihe Partnership, 2100 M Street is a classic low-rise of the late International Style, with a strong exterior concrete structure framing repeated vertical windows. Tenant amenities include ground-level retail, a fitness center located on the Lower Lobby level, and a 2.5-level, below-grade parking garage.
2100 M Street earned the ENERGY STAR for superior energy performance as a result of equipment upgrades instituted in a series of renovations, and through a program of active engineering management. Lighting retrofits replaced incandescent and early-generation fluorescent lamps with high-efficiency lamps; motion sensors throughout tenant and common areas help to reduce unnecessary lighting use. On the HVAC side, 2100 M Street is equipped with outside air economizers, which allow the use of outside air for cooling when weather conditions permit.
